Initial Consultation — Define Your Acquisition Profile
We begin with a structured conversation about your objectives: property type, location, budget, intended use, timeline, and preferred legal ownership structure. We discuss whether you plan to acquire as an individual, through a U.S. entity, or via a Mexican trust — advising on the appropriate framework from day one.
Our representation is exclusive and fully committed — we are selective about the engagements we take on.
Professional Property Sourcing — We Search. You Don't Have To.
We apply your acquisition profile as a filter and search the market on your behalf — across all segments, with no loyalty to any developer, portal, or listing agent. Properties are pre-qualified against legal and financial criteria before they reach you.
We do not send listings. We deliver options that have already passed our initial screening.
Pre-Visit Verification — We Inspect Before You Arrive
Before arranging a client site visit, our team physically inspects every shortlisted property. We verify condition, access, physical boundaries, and alignment with your criteria. Properties that do not pass are removed before you invest time in them.
This prevents the most common acquisition mistake: falling in love with a property before its problems are identified.
Legal Due Diligence — The Risk Screen That Protects Your Capital
Our legal team conducts a rigorous review: title chain analysis, lien and encumbrance verification, zoning compliance, restricted zone assessment, ejido land status, ownership history, and any undisclosed conditions that create acquisition risk. All findings are presented in your language before you commit capital.

Negotiation & Contract Management
We negotiate on your behalf to secure the best available acquisition terms — price, conditions, timelines, and contractual protections. Because we have completed independent due diligence, we negotiate from a position of information, not assumption. We draft or review all transactional documents with your legal position as the priority.
Closing — Present Through the Final Signature
We remain engaged through the execution of the notarial deed (escritura de compraventa) or trust agreement. We coordinate with the notario, review final documentation, and ensure the closing reflects the terms negotiated on your behalf. If you are outside Mexico, we represent you through power of attorney.
